Our design approach was shaped by the owner’s request to occupy the “difficult to lease” 2nd floor, leaving the more marketable ground and penthouse floors available for rent. Breaking down the building’s scale and making it more pedestrian friendly was accomplished through a landscaped courtyard, a high flat arch and a cantilevered bowed meeting hall that illuminates the entrance of the building. The stringent planning requirements of the City of Santa Monica were all successfully solved without compromising the architecture of the client’s programmatic needs.
